Here's what to expect when you build your new home with us.  Before we break ground, there’s a lot of behind the scenes stuff happening.  Then, after your Golden Shovels Groundbreaking, you can start to see things happening.  In just seven to twelve short months, you’ll move into your new NorthCraft Neighborhoods home!

01

Pre Construction

Builder – Secure and close on construction loan, prepare home site for construction, secure permits. Buyer – Choose elevation and additional space options such porches, sun deck, basement, garage, carriage house, etc. Choose framing options like fireplaces, Bliss Primary Bath, exterior doors, and rough sawn porch beams. Have Golden Shovels Groundbreaking!

Excavation, Foundation & Framing

The skeleton of the home is built with foundation, walls, floors, and roof coming to life! Builder - Excavate for the foundation, water and sewer service, install foundation and backfill. Buyer – Choose rough-in electrical package options like dimmers, floor outlets, sconces, heated tile floor, car chargers and plumbing options like alcove soaker tubs or a utility room sink. Choose exterior paint and roof colors.

Siding, Exterior Paint, Concrete & Landscape

Moves around a lot in this climate with and can go in fits and starts! Depending on the time of year and the weather, exterior paint and landscape may even have to be completed after Closing. Builder – Install exterior siding and paint, pours exterior concrete slabs.

Rough-In

The guts of the home get plumbed, wired and heated. Builder – Install plumbing drains and supply, HVAC runs and exhaust fans, electrical wiring. Buyer – This is where the fun really gets going. Choose fireplace finishes, interior door style, door and cabinet hardware, design collection, carpet, interior colors, kitchen configuration, lighting and plumbing fixtures.

Insulation and Drywall

Insulation goes in the walls and drywall covers it up. Airsealing is done here, too! Starting to look like a house on the inside with the rooms partitioned!

Interior Trim and Paint

Doors, baseboard, door casing and some interior colors make it really start to look like a house inside now! Builder – Install tile and LVP, install doors and interior trim, paint doors, interior trim and walls. Buyer – Choose appliances and window coverings.

Final Trim, New Home Orientation & Closing

ALL the trades come back to finish what they started. Gets a little messy before it gets breathtaking! Builder – Install all the things. Outlets, switches, light fixtures, countertops, sinks, faucets, carpet, appliances, cabinet hardware, door knobs, mirrors, shower glass and more. Buyer – Prepare for closing, go thru new home orientation with Builder
